Growth near ear

Hello, my chinchilla Einstein is 12 years old and was just recently relocated to live with me. When I got him he had some matted fur on his chin and I thought he had the same above his eye. It appears the thing above his eye is some type of growth. It appears to be grayish in color.

I will schedule a vet appointment but how concerned should I be? Do chinchillas get cancerous external tumors?
